Data-Driven Approach to Secure Your Financial Future
Your Investment Property Buyer’s Agent
Most investors don’t struggle because they lack intent.
They struggle because of a few early decisions that don’t stack up.
• Buying in the wrong location
• Overpaying in competitive markets
• Choosing properties that look good — but don’t perform
And by the time it’s clear, it’s already cost time and capital.
A Different Path
I’m Adarsh — and I’ve been through that learning curve myself.
As an immigrant starting from scratch, I didn’t follow the traditional “buy where you live” approach.
Instead, I focused on rentvesting — investing based on numbers, fundamentals, and risk.
Over the last 5 years, I’ve built and scaled a $5.5M+ portfolio across multiple states — continuing to acquire in today’s market.
Today, that same framework is what I use to guide my clients.
How I Think About Every Deal
Every property ultimately comes down to one question:
Does this actually stack up — or are we just convincing ourselves it does?
That lens alone eliminates a surprising number of bad deals.

What Sets Us Apart
I reject more properties than I recommend
We don’t chase headlines or short-term spikes.
We focus on locations with real fundamentals — population growth, infrastructure, and supply-demand imbalance.
Worst-case numbers before upside — always
Data gives direction.
But deals are made on the ground.
We combine both — analysing numbers while working closely with local agents, property managers, and valuers to validate decisions.
Portfolio-Led Strategy (Not One-Off Purchases)
Most investors think in terms of “the next property.”
We think in terms of “what this property enables next.”
That shift is where portfolios are built — not just properties accumulated.
The downside gets run before the upside
Flood zones, oversupply pockets, lending restrictions, poor layouts —
these are rarely obvious upfront, but expensive later.
We actively filter these out before a property even reaches you.
Who This Is For
• Investors looking to build, not guess
• Busy professionals who want clarity and execution
• Buyers who’ve missed deals or nearly overpaid and want a better approach

A buyer's agent (or buyer's advocate) works only for the buyer — never the seller. I research markets, shortlist and inspect properties, run the numbers, and negotiate the purchase on your behalf. A selling agent's job is to get the seller the highest price; mine is the opposite — the right asset at the right price for you. I'm licensed in NSW (Class 1, Licence No. 20479732) and personally handle every deal.
An off-market property is for sale but never publicly advertised — no portal listing, no open homes, no online price guide. Sellers do this for privacy, to test the market quietly, or to avoid the cost and disruption of a full campaign. For buyers it means less competition and more room to negotiate — but you only reach these deals through agent relationships, which is a big part of what I bring.
Start with the numbers, not the property. Before location or "feel", I check the worst-case rent and whether it covers holding costs, the market's growth drivers (population, infrastructure, supply versus demand), the land-to-asset ratio, and how this purchase affects your borrowing power for the next one. A good first investment isn't the one you'd want to live in — it's the one that performs and keeps your next move possible.
